    Surveyors’ development programme for Oct 17

    Lagos State branch of Nigerian Institution of Estate Surveyors and Valuers (NIESV) has said it would hold this year’s Mandatory Continuing Professional Development (MCPD) on October 17 at the Lagos Chamber of Commerce and Industry (LCCI), 1, Idowu Taylor Street, Victoria Island, Lagos.

    A statement by NIESV said the Chief Host is Alonge Victor Adekunle, President/Chairman of Council. MCPD Chairman is Adenrele Fatima Olowokure, Chairman, National MCPD Committee.

    The statement said host is Gbenga Ismail, Chairman, Lagos State branch of NIESV.

    Lagos State branch of Nigerian Institution of Estate Surveyors and Valuers (NIESV) has announced its 2024 Mandatory Continuing Professional Development (MCPD) Programme.

    NIESV president sets agenda for council members

    The president of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and chairman of the council, Victor Alonge, has urged council members of the institution to take a keen interest in government policies that affect the practice of estate surveying and valuation in the country.

    Alonge, who was recently elected as the 26th president of the institution, made this charge at the weekend in Abuja while addressing council members during its second statutory meeting.

    Though the president noted that things were challenging, he, however, noted that the challenges were throwing up many opportunities within the sector, adding that as drivers of the economy, they could not afford to take a back seat.

    According to him, “The world has moved on, the old order is crumbling fast, with new activities emerging.

    “Nations are making giant strides, and expanding existing frontiers in science, technology, medicine, ICT, and other human endeavours.

    “A complex and rapidly evolving business landscape we are, making our world marked by uncertainty, volatility, and deep transformational changes, such that organizations daily grapple with the need to initiate and review policies to navigate through and stay focused on achieving goals.

    “As leaders, we must understand these dynamics, we must also understand that in times such as this, we must be proactive, strategic in thinking, take critical decisions, and cling to our convictions with an iron will.

    “Otherwise, we would not be able to break grounds; we would not be able to dismantle huge inhibiting barriers to making wise decisions as circumstances change.”

    Alonge said that the council must initiate strategies and develop the roadmap to delivering the aims and objectives of the institution, and review the same to respond to developments that are capable of affecting or enhancing our objectives.

    “As leaders, we must inspire the power and energy to get things done.

    “To that end, we need to challenge ourselves.

    “Preparation is essential for productivity and successful outcomes.

    “It is absolutely in order to come up with position papers or proposals on different areas of the profession for council consideration.

    “That is how we can grow this profession for impact and relevance.”

    The president called for inclusivity, team engagement, and participation, urging members to raise their level of enthusiasm and commitment toward achieving set goals.

    Under his leadership, he said council sessions will be more focused, highly effective, more productive, more engaging, and ultimately produce more positive outcomes.

    “Our role as drivers of economic development is not debatable, neither is it overstated. We would no longer operate from the back seat.

    “Government policies have a direct impact on the dynamics of the real estate business, as well as playing a pivotal role in shaping societies and economies, by providing frameworks for regulation, service, and governance.

    “Henceforth, we must play critical roles in influencing, formulation, and implementation of policies which have a direct bearing on our profession. That is a goal we must be fully committed to.

    “We must do all we have to do, and with all influence, capability, and energy we can muster to make our profession great, acceptable, and known by all in Nigeria.

    “We cannot afford to rest on our laurels. Against this background, this council has huge responsibilities”, Alonge added.

    The Nigeria Institution of Estate Surveyors & Valuers (NIESV) has said it will continue to advocate for better homeownership policies that empower and give security to the citizens.

    The NIESV Lagos Chairman, Gbenga Ismail stated this at the Institution’s 2024 Estate Week programme in Lagos during the week.

    He observed   that the country today is undergoing surgery and as critical stakeholders it’s their duty and responsibility to provide advice to the government whenever there is opportunity.  He lamented that the state of the nation is very worrisome and unfortunately creates vulnerability amongst citizens.

    He said: “Shelter which is our own sector is a necessity and access to shelter must be a continuous policy undertaking. Today inflation is making supply and accessibility very difficult. 

    The housing deficit is in figures un -imaginable and demand on the other hand shows no respite. The state of the nation is very worrisome and creates vulnerability amongst citizens. Shelter which is our own sector is a necessity and access to shelter must be a continuous policy undertaking”.

     Today inflation is making housing supply and accessibility very difficult.  The housing deficit before now was indeed in figures un- imaginable though not unproven yet it   will not be less than 20million, he stated. 

     He revealed that the minimum cost of finishing a simple 150 square metre bungalow is not less than 30 Million with  access to the most basic mortgage facility in Nigeria at N15 Million therefore the homeownership equation seems a puzzle that may be  difficult to decode.

     However, the NIESV chief asked the Federal Government to attend to the availability of housing such as Land tenure issues, long term finance policy, local content policy development, property taxation including enforcing physical planning regulations and zoning.

     In a related development in the University of Lagos the Surveyors urged the students of Estate Surveying and Valuers to embrace technology to succeed after graduation as it plays a vital role in shaping the future of almost every sector of the economy.

     Chairman, NIEVS Lagos in his remarks said: “The purpose of arranging this event or programs for students is to provide them with a deeper understanding of Estate management and its profession. By organizing these programs, students can gain better insights into the field, allowing them to make well-informed decisions for their future careers”, he added.

     Former NIESV Chairman, Lagos, Mr  Rogba Orimolade     emphasized the importance of being focused, according to him   commitment to the profession will  lead them  to a fulfilling and rewarding career.

     Also, immediate past chairman, NIESV Lagos, Mrs Olabisi Ademola Alade, advised the students to stay focused, determined, and actively engage with their colleagues to maximize the benefits of their Industrial Training experience.

    The Nigerian Institution of Estate Surveyors and Valuers (NIESV) has awarded the rank of a fellow to a real estate magnate, Chief Yemi Idowu.

    Idowu, a leading real estate developer, bagged the award at a colourful event on Wednesday, January 31, in Abuja.

    He, along with other leading lights in the building industry were recognised for their lifelong contribution to the real estate profession and the national economy.

    The event tagged: “30th Johnwood Ekpenyong Lecture & 2024 Fellows’ Induction” was performed by the President of NIESV, 𝗝𝗼𝗵𝗻𝗯𝘂𝗹𝗹 𝗔𝗺𝗮𝘆𝗮𝗲𝘃𝗯𝗼, Chief Simon Okeke of Knight Frank and Co. and Victor Alonge, First Vice President of NIESV.

    Amayaevbo described the new fellows as deserving and encouraged them to remain dedicated to the profession.

    The reinvigorated Nigerian Institute of Estate Valuers and Surveyors continues to remain the beacon of the industry and stands ready and willing to advise and perform in the government reforms.

  • Akwa Ibom NIESV gets new executive

    The Nigerian Institution of Estate Surveyors and Valuers (NIESV) AkwaIbom State branch has inaugurated its newly elected executives to run the affairs of the body for the next two years. The event which took place at R&R Events Centre, IBB way, Uyo, was witnessed by a plethora of estate surveyors and other professionals had ESV F.S. Ikpe as the chairman of the occasion.

    In his opening remarks, the chairman of the occasion ESV Francis Ikpe, FNIVS said estate survey as the oldest profession in the world.

    He hailed the founding fathers of the profession since the days of South Eastern State, Cross River State and the present AkwaIbom State.

    The immediate past chairman of the Association ESV Udo U. Egerton enumerated the achievements of his EXCO which includes contributing to making people friendly laws through presentations to the AkwaIbom House of Assembly; Job creation, assistant to Departments of Estate Management in tertiary institutions in the state amongst others.

    In his keynote address titled ‘The Role of Professionals in Sustainable Economic Development’ the state Commissioner for Lands, Arc. ImeEkpo after elucidating the concept of Economic Development called on Professionals of different fields of human endeavor to synergize so as to achieve sustainable development in the society.

    He saw the tragedy in Africa as the highest producers of raw materials and 10% of petroleum resources worldwide but lacking the technology to change these into finished products but depends on the individualized nations to process the raw materials, produce finished products and ship it back to Africa as a ready market.

    In his inaugural address, the chairman of the new executive ESV John Isangedighiappreciatee his professional colleagues for the trust and confidence reposed in him.

    He reinstated his commitment to the 10point agenda of his campaign which includes probity, accountability, and dedication with the NIESV constitution as his compass. He called for unity and cooperation of members as he promised to improve the welfare of members, create and sustain a synergy between the association and the state government.

    Members of the Executives sworn in includes ESV John Isangedighi chairman, ESV Akan Umo-otong Vice Chairman, EsvUyobong S.   • Estate surveyors seek Kwara Govt’s patronage

    Estate Surveyors and Valuers under the umbrella of the Nigerian Institute of Estate Surveyors and Valuers (NIESV), Kwara branch, have called on the state government to patronise local firms in order to boost economic activities in the state.

    The state Chairman of the association, Mr Lanre Hassan, made the call in an interview with newsmen in Ilorin on Monday.

    Hassan decried the institution’s non-patronage by the State government, adding that this had been one of its major challenges.

    “Our major challenge operating in Kwara is that the state government does not patronise us.

    “They prefer to patronise the charlatans and quacks who will under-value the properties and at the end of the day, such properties are not able to stand the test of time.

    “In our profession, we have statutory jobs and non-statutory jobs; one of the things we do in our statutory duties is to bring the government to our confines but there has been some resistance.

    “Look at the tenement rate, the law says you should value the property before collecting tax, but the government is not acting in line with the law.

    “As law-abiding professionals, we do not want to be confrontational but this is posing a big challenge to our operations.

    “We want government patronage so that we can contribute our human resources to both the physical and economic development of the state,’’ he said.

    The chairman warned quacks in the profession to desist from valuation of property, adding that anyone caught would be made to face the wrath of the law.

  • NIESV holds two-day summit

    A two – day summit is being organised by the Lagos State Branch of the Nigerian Institution of Estate Surveyors and Valuers (NIESV); it  will hold on November 7 and 8.

    According to the branch’s Publicity Ssecretary, Mr. Richard Olodu, estate surveying and valuation profession encompasses diverse fields of specialisation, including such land, building, engineering and Business, Estate agency, iInvestment advisory, property management, facilities management, eeal estate consultancy, project development and auctioneering, among others. He however regretted that practitioners were widely known for a few of areas perceived to be lucrative.

    Olodu said the summit will endeavor to put an end to this notion with various sessions created for capacity development of all cadre of members of Institution in these various fields of specialisation. For instance, he said the Master classes will focus on professional and technical development in line with international best practice in various fields with business insight for members.

    This summit is also an opportunity to promote the various faculties of NIESV created by its national body to improve service delivery to the public in these fields of practice. It is open for every member – Fellow, Associate and Probationer – in the estate surveying and valuation practice as well as everyone who is a stakeholder in the real estate industry.

    NIESV seeks role assets valuation

    THE Nigeria Institution of Estate Surveyors &Valuers (NIESV) has called on the government to include it in its assets valuation programme.

    NIESV, Lagos chapter Chairman, Mr. Offiong Samuel Ukpong told The Nation that as a professional body with a mandate for asset valuation, their non-inclusion in the  assets valuation renders the process invalid.

    He said since the law provides that assets should be verified, there is no better professional group to undertake the job than his institution.

    He also called for the yearly Public Asset Valuation (PAV), stressing that it is not only a global practice but a requirement of International Public Sector Accounting Standards.

    He said: “Landed assets need economic input but, unfortunately, values of property all over the nation are not known. If there is any information at all, it is from the private sector, which is not adequately circulated, so prospective investors in real estate have no guiding data or statistics to guide them. We ask policy makers to bring in the relevant professionals to add value to the economy.”

    Ukpong regretted that values of land in the country are not known, urging the government to take it as a serious issue in governance to add value in the economy by adding value to land, which, if harnessed professionally, will create wealth for the public.

    Dapo Ogunlewe, a surveyor, asked the government to seek the opinion of his colleagues on topical issues, especially on economic, budget and landed matters. He wondered how the government would come up with a policy, such as the Economic Recovery and Growth Plan (ERGP), and not involve estate surveyors.

    The ERGP document, spells out government’s roadmap for security improvement, war against corruption, and economic revitalisation. It is also a compendium of government’s sectoral plans for agriculture and food security; energy, transport infrastructure; industrialisation and social investments. It also consists of plans to drive economic growth and achieve a seven per cent growth rate by 2020.

    NIESV’s Assistant Secretary, Mrs. Bridget Orani, regretted that when a country is in recession, everybody tends to be a surveyor, letting out properties.

    She attributed the high rate of dispute between landlords and tenants to quacks in the sector. According to her, an estate surveyor  and valuer will not just accept tenants for the sake of money alone.

  • NIESV seeks Office of Valuer-General

    Nigerian Institution of Estate Surveyors and Valuers (NIESV), Lagos State Branch Chiarman, Mr. Samuel Ukpong, has called for the establishment of the Office of Valuer-General in the 36 states.

    Ukpong made the call during a press conference at NIESV’s secretariat in Lagos to announce the upcoming Institution’s week.

    He said that the appointment/establishment of the Office of Valuer-General in all the States was important for the proper assessment, valuation and documentation of all the landed property in the country.

    According to him, estate valuers/surveyors are land economists, who are professionally trained for proper analyses on lands, budgets and other related matters.

    He stated that a lot of land in the country were dead property, while there were professional estate valuers and surveyors who could add value to such lands.

    “With the establishment of the Office of the Valuer-General, the issue of false declaration of assets, embezzlement of funds and stealing will properly be addressed.

    “All the landed property in the country has an economic value, which can be developed through the help of the Valuer-General,’’ he said.

    The NIESV boss added that it was the duty of the Valuer-General to do proper assessment of lands to ensure that citizens give true declaration of their assets.

    Ukpong stressed that estate valuers/ surveyors were professionally learned to interpret figures and issues relating to budgets in particular and the economy in general.

    The NIESV official noted that the dwindling economy of the country was as a result of the fact that relevant professionals were not always consulted in decision-making.

    “We are concerned about the economic situation of the country and how to improve it.

    “It is time the government appoints Estate Valuers and Surveyors as ministers and commissioners, for effective promotion of growth and development in the country,’’ he added.
