    ‘Consider plight of border residents’

Stakeholders in Badagry communities have appealed to the Federal Government to consider border residents in its trade policy with Benim.

They told reporters in Badagry, Lagos State, that trade policy had brought hardship and pain to residents, who had been engaging in trade before border demarcation.

Chief Mautin Ogunbiyi, former president of Hengo Badagry Youth Association, said Badagry residents were struggling to survive the economic policies of President Bola Tinubu administration.

He said lack of employment had led to rise in robbery, adding residents could no longer sleep soundly.

“Since there is no industry or company in Badagry, these have affected our survival.’’

On the video in which Customs officers and soldiers were beating civilians at Gbaji checkpoint, Ogunbiyi said the incident was planned by disruptt peace in Badagry.

Mr David Aladeotan, a youth leader in Badagry-West, decried lack of amenities.

  • Estate developer, residents trade tackles over rental debts

Estate developer, residents trade tackles over rental debts

Chairman,  HOB Estate Limited, Chief Olusegun Bamgbade, the developer of the popular HOB Estate located in Akure, Ondo State, has accused his erstwhile Manager, Jobi Kazeem of conniving with some residents to default in payment for between 12 and 17 years.

Bamgbade said the estate, built in 2007,  was one of the estates commissioned under the Federal Government’s Public-Private Public Partnership (PPP) arrangement in housing. He alleged that his sacked estate manager teamed up with some residents in an attempt to upstage him of his housing estate, comprising 119 units developed in the first phase, and over 200 units altogether  allocated to different occupiers that were supposed to be National Housing Fund (NHF)’s subscribers.

He lamented that through the prodding of some negatively influenced Tenants with the exception of a few they refused to  process an agreed mortgage arrangement.

Rather, he alleged the occupiers conspired  to be living rent-free in the buildings while his company continued  to service debts accrued for the construction of the estate 17 years after.

Before then, he alleged: “The estate manager teamed up with the recalcitrant occupiers of my estate to upstage me and change the management of the estate in order to cover series of atrocities he already committed and still being committed in the estate.”

Also, he accused the sacked Estate manager Bamgbade of illegally assuring the recalcitrant occupiers that he would never show up in Akure.

He said they were able to go this far because they were led to believe that he is incapacitated and cannot remember he owed a housing estate.

“This is someone I trusted so much and I believed whatever he ever told me not knowing that it was a ploy to keep me away from my business premises for as long as necessary”.

“Until the SSS assured me of my safety, I never touched the land of Akure since July 2017

He said: “Imagine a group of people living in a house for 12, 14, 17 years rent free and calling themselves landlords without having paid for the house where they live as they believed that l have come into harms way.

“Even the estate security guards are being paid by myself and my company from the little rents accruable from my other properties in Lagos.

“As at June 2024, they are owing over N14million on the estate security dues alone, yet I keep on paying for the security services on their behalf,” he said.

Bamgbade described the latest issue in the estate as “hydra-headed”.

“Firstly, Otiyeke Security Company officially engaged by my company since January 2019 was criminally chased away on the 1st of April, 2024 with thugs and dangerous weapons. I thought it was April fool until Otiyeke Security Company officially submitted an incident report on the matter in my office same day.

“We reported the matter to Zone 17, Akure where we earlier reported a case of theft, forgery, criminal conversion of properties in the estate involving the sacked estate manager.”

He continued: “While going round on estate inspection on the 3rd of June, 2024, I discovered mind boggling issues – over half of my estate has been ceded away; fenced with blocks;  some of my buildings in the estate inclusive. Upon investigation, it was discovered that the sacked estate manager and some residents were responsible for the criminal acts. I immediately reported the matter again at Zone 17, Akure.

Beyond prosecution, Bamgbade wants these residents to vacate the properties so he could make better use of them.

They have been living in the estate rent-free for several years and pretending to be waiting for a Primary Mortgage Institution (PMI). If you want to own a property, it is your duty to secure your loan for property ownership, and not the responsibility of the property developers. Those of them who are genuinely interested in owning properties in the Estate, have done the needful. Those crying foul  are the squatters masquerading as landlords and living rent-free in the Estate.

Meanwhile, in a recent Save-Our-Soul report, seen by our reporter,  the residents  accused HOB Estate Management of eviction threats, therefore demanding government’s intervention.

They lamented that the management of the HOB Estate has been threatening every member of the estate of converting their ownership of the units to rent or outright forceful eviction.

The house owners under the mortgage finance arrangement, they said were expected to embark on installment payment through a PMI to be given them by HOB Nigeria Limited.

“In recent times, he has been threatening every member of the estate of converting our ownership of the units to rent or outright forceful eviction, “ the residents said .

Residents bemoan plight as condition of Lagos road worsens

The deplorable condition of the Old Ojo Road in Amuwo Odofn Local Government Area of Lagos State has created agony in the neighbourhoods as residents, motorists and business operators bemoan their plight, reports DANIEL KELECHI.

Walking through a cratered road and getting splashed with mud while waiting for a bus, among other unpleasant encounters, has become sub-routine for most residents around Old Ojo Road, Lagos. The worsening condition of the road whose reconstruction began several months ago has taken a toll on residents including road users and business operators in the neighbourhoods.

The decaying road is not just tearing up asphalt it is tearing livelihoods apart, especially around the Maza Maza/Oluti axis of the road. Gabriel Ibeabuchi, who deals in motor tyres, lamented the impact of the poor state of Old Ojo Road on his business. “People no longer follow this road because of how bad it has been for years now, so it is affecting our businesses seriously.

“This is an alternative road where if the highway is not free, you can as well use and manoeuvre the usual heavy traffic. Before the road became this bad, customers driving by might see where they were selling tyres and stop to buy them. However, since the road became deplorable, vehicles no longer access the road, hence, our businesses here are suffering,” Ibeabuchi said.

Ibeabuchi noted that the government is fully aware of the dilapidated condition of the road, noting that the reconstruction has been politicised.

“They (politicians) came to a meeting held by our association during the electioneering campaign and asked that we vote for them with a promise that they would fix the road. But after getting our votes, they did nothing.

“Even when some people want to repair the road, the government would not allow them. If you try to fill the potholes on the road, you will be arrested,” he added.

    Motorists, residents lament

A commercial bus driver, Godwin Onuoha, shared his experience plying the road in recent times.

He said: “This road is not only affecting me, it is affecting everybody. But we transporters here are being affected mostly. When it rains, you won’t be able to work. So the road automatically reduces our income.

“The impact of the bad road on my vehicle is so enormous that I have been taking my bus to the auto-mechanic workshop for repairs every week due to the damage caused by the bad road on his vehicle every day.”

Onuoha recalled that a recent protest by his association at the headquarters of Oriade Local Council Development Area (LCDA) did not yield fruits.

“We drivers here have carried out a protest to Oriade Local Council but the council chairperson said that there was nothing she could do about the road as it is a state road,” he said.

He recounted how during the rainy season school children have had to come down from his vehicle and walk to their school because some portions of the road cannot be accessed once it rains.

“Where we are standing now, during the rainy season, I cannot reach this point. I will have to stop at Fashiru end of the road when passengers complain. I tell them the road is impassable and they do see reason with me and disembark,” Onuoha said.

He, however, said he was aware that the first phase of the entire Old Ojo Road is currently under construction. But the second phase, which will pass through Oluti/Maza Maza to Kirikiri, has not got the attention of the government.

He said he is hoping that the government will award the road and kick-start work so that their pains can be assuaged.

A supervisor at Young Shall Grow Motors at First Gate, George Amukwu, recalled how on many occasions his drivers had to drive through the streets with their luxury buses to beat the portions of the road that were inaccessible. He however said he was happy that work was ongoing at the Oluti-Abule Ado section of the road and that he only hoped that it would get to Agboju/ Maza Maza axis where his company is located.

“Thank God that the government has started work on it for now. I’ve seen their work towards Alakija side, so I’m appealing to them to complete the work and repair the road so that the road can be in a good condition to enable our passengers follow in easily whenever they want to come here,” he stated.

    Prolonged reconstruction of the road

It will be recalled that the reconstruction of the road was initiated in 2022 and designed as an upgrade to a dual carriageway to serve as a strategic by-pass for motorists from Kirikiri/Ajeromi Ifelodun to Ojo Local Government. The work commenced in August 2022.

For the convenience of delivery, the road, which is also parallel to the Lagos-Badagry Expressway from Mazamaza to the Trade Fair complex, was divided into two phases. The construction of the first phase, with a length of 4,000 metres and an average width of 15.2m from Irede Road to Oluti Bus Stop, was to last 18 months.

It is more than 18 months since construction began on the first phase of the project but a visit to the construction site by our reporter showed that the work was far from nearing completion, and with the pace at which the work was going, the first phase might not be completed even this year, and this would dash the hope of any kind of intervention on the second phase of the road.

In July 2023, the Lagos State Government reaffirmed its commitment to the completion of the road by the end of the year.

    Community leader reacts

A representative of the Royal Palace of Amu-Kuje in Amuwo-Odofin Local Government Area, Chief Sehu Ariyo, who is also the General Secretary of Kuje Amuwo Royal Family, said for close to 10 years, the road had been in a terrible condition. He noted that during the tenure of the former council chairman, Sanusi, there used to be some kind of palliative work on the road until recently when nothing has been done about the road.

“Since the Old Ojo Road is bad, all the inner roads are bad too. I think if you have somebody in government that has a listening ear, you can talk to that person and he or she will make some adjustments and ensure the road is fixed in a record time,” he said.

At press time, the Head of the Public Affairs Unit of the Lagos State Public Works Agency, Mr. Samuel Ayetutu, had not reverted to our correspondent who contacted him for his response despite his assurances.

Chima, according to the spokesperson, said he was on duty at NIPCO, along Siluko Road, where he had an altercation with a young man who came to charge his phone.

The man, he said, called him a smelling policeman.

The spokesman said when the man left the petrol station for his residence, after the intervention of the station’s manager, the officer followed him home.

He said it was at home that the incident displayed in the viral video took place.

Nwabuzor said the CP had directed the Assistant Commissioner of Police in charge of the X-Squad Section to investigate the erring policeman.

His mental health status was to be ascertained through the command’s medical officer and committed to a disciplinary process known as Orderly Room Trial.

Residents urged to protect road projects

Some council chairmen in Lagos State have urged residents of their council areas to protect ongoing and completed road projects in their various communities against damage and abuse.

The chairmen gave the charge in separate statements in Lagos.

Chairman of Mushin Local Government, Emmanuel Bamigboye, said projects were being executed for the benefit of communities and urged residents not to damage them.

Bamigboye said it was disturbing that many project sites and roadsides were being turned to workshops by mechanics.

He warned against conducting businesses in undesignated places, saying the council would   deal with anyone found abusing road infrastructure in the council area.

Bamgboye charged community leaders to take ownership of new  roads in their communities by protecting them against abuse.

“We advise the community leaders of the newly constructed and rehabilitated streets, Balogun, Tamuriatu, Ijaiye, Amodu, Solanke, Olatunji, Akinwunmi, Kuseyi to  protect their roads from being abused and damaged by auto mechanics.

“Some of them have turned roads to workshops. We will not tolerate such act as it is a way of sabotaging the efforts of government,” he said.

Bamigboye’s counterpart in Agege Local Government, Chief Ganiyu Egunjobi, urged residents to imbibe the culture of proper maintenance of roads and other delivered projects.

Egunjobi appealed to residents to be vigilant and protect the rehabilitated Akerele Road in the local government area from being damaged or abused by the roadside traders.

“We will not allow any roadside mechanic or traders to abuse the infrastructure. Community leaders are to ensure the road is free from anything that can damage it,“ he said.

Residents trapped as family seals Lagos estate over court order

Hundreds of residents and landlords were thrown into confusion on Friday morning following the invasion of Famade Estate in the Ojokoro area of Lagos by hoodlums suspected to be land grabbers and policemen.

It was said that the policemen claimed they were attached to the office of the Lagos State Commissioner of Police and Ojokoro Divisional headquarters.

It was said that the policemen accompanied the youths numbering over 300 to lock the entrance gates of the estate in a bid to enforce a purported recent court judgment which they claimed gave one Shekoni Family  the ownership of the land on which the estate was built.

Residents said a notice which reads” possession taken by court order today 15/12/2023 ” has been posted on several houses in the estate.

The notice urged embattled residents to contact Mr. Rasaki Shekoni for further inquiries on his mobile phone number written on the notice.

The hoodlums were said to have brutalized two persons who challenged them for harassing innocent residents amid the siege on  the estate.

One of the men brutalized is Bayo Famade, one of the siblings who inherited the estate land from their father.

Shekoni, however said in a telephone conversation with our reporter that he did not shut the entire estate, whn he went there to take possession of the estate.

He said the pedestrian gates were left unlocked to allow for free movement of the residents.

He said: ” We only went to the estate to take possession following  court judgment that gave my family ownership of the estate land after about 30 years of legal tussle in court.

”The pedestrian gates were not locked at all so that residents can move in and out. Only the major entrance gate were locked and we did not beat up anyone.”

However, Segun Famade said Shekoni lied saying that the pedestrian gates were not open for residents to move in and out of the estate.

”My younger brother, Bayo Famade was beaten up by the hoodlums led by Shekoni while the policemen did not do anything to save him. As we speak, my brother is in sever pains following te brutality.

”Also, Shekoni lied that the pedestrians gates were not locked. He actually supervised the sealing of all entrances to our estate including the pedestrian gates..

”Our family is not a party in the suit he purportedly got a judgment that he is using to secure possession of our property,” he added.

Contacted, the spokesman of the Lagos Police Command, Mr. .Benjamin Hundeyin promised to revert to our reporter. He was however unable to do so at press time.
