Varosi properties unveils smart luxury enclave along Lekki-Epe corridor

Real estate company Varosi Properties has announced the re-launch of Cedar Boulevard, a new master-planned residential and lifestyle enclave located within the Aiyetoro Scheme, directly opposite the under-construction Lekki-Epe International Airport along the Lekki-Epe Expressway.

The project is being described as a fresh chapter in the evolving landscape of Lagos real estate, with its focus on blending modern architecture, wellness-inspired spaces, and future-oriented community planning.

Speaking at a stakeholders forum, Chief Executive Officer of Varosi Properties, Regis Ohia, shared that Cedar Boulevard was born out of a desire to redefine what modern living means for Nigerians.

“Our mission with Cedar Boulevard is simple yet profound. We are building around three core pillars: Legacy, Wellbeing, and Community.

“We want to create an environment that people are proud to pass on to the next generation, that actively promotes health and happiness, and that brings people together in meaningful ways,” he said.

Regis also emphasised that while Cedar Boulevard is conceived as a smart luxury estate, it reflects Varosi Properties’ broader goal of delivering quality homes that remain within reach of many Nigerians.

“We’re very intentional about affordability. We believe sustainable luxury should not be out of touch for working professionals, young families, and diaspora investors looking to secure their future here in Nigeria,” he added.

According to the company’s Chief Operating Officer, Mrs Jenifer Ohia, Cedar Boulevard was carefully designed to introduce a more holistic approach to estate planning in Lagos.

“This project started from asking ourselves a simple question, what does a truly balanced community look like?” she explained.

“That’s why we’ve zoned the estate to dedicate 60% purely for residential use homes, lofts, and shortlet apartments that foster stable living.

“Then we set aside 10% for culture and creativity, so there will be space for things like small museums, art studios, and open-air amphitheatres that keep our shared stories alive.”

She went on to note that another 10% of Cedar Boulevard is earmarked for commercial use, encouraging local businesses and creating jobs within the estate.

“We’ve also dedicated 10% to education and wellness facilities, whether it’s nurseries, learning centres, or boutique wellness spaces.

“Finally, the last 10% is reserved strictly for green open nature, because people deserve parks, gardens, and serene spaces to unwind. All of this ties back to our overriding commitment to deliver quality above all else,” Jennfer said.

For prospective investors, the estate promises a combination of tangible lifestyle and financial advantages.

Maryann Chris Anyabuike, Varosi’s Sales and Marketing Manager, described Cedar Boulevard as “wellness-inspired living at its best, set within an eco-friendly, sustainable environment designed for people who want more than just a house, they want a community of like-minded residents.”

Maryann highlighted the estate’s appeal to savvy investors looking beyond short-term gains.

“This is a future-forward investment. You’re not just buying land or a structure; you’re buying into a vision that appreciates in value and pays dividends in quality of life. Plus, with Varosi, the process is straightforward.

Our properties come with verified titles, so there are no future surprises, and we offer extended payment plans that give buyers the flexibility they need.” she stated.

Cedar Boulevard also represents another step forward for Varosi Properties itself, which over the years has carved a reputation in Lagos and across Nigeria for carefully executed developments that balance design with long-term value.

The company’s mission continues to focus on leveraging technology and thoughtful urban planning to create spaces that are not only visually appealing but also functional and sustainable.

“Our story is still being written,” Regis said. “But with each project like Cedar Boulevard, we are hoping to set new benchmarks for what’s possible in Nigerian real estate, where affordability, smart planning, and sustainability work hand in hand.”

As Lagos continues its rapid growth, driven by infrastructure investments and an increasing demand for modern living spaces, initiatives like Cedar Boulevard are likely to attract attention from both local buyers and diaspora Nigerians seeking stable, quality assets back home.

While the estate is still in its early sales phase, industry observers believe its concept of zoning for culture, wellness, commerce, and green living could set a new tone for what the next generation of residential communities in the region might look like.
