    Japaul partners Wisdom Kwati Smart City to launch Japaul Kwati Smart City in Port Harcourt

    Japaul infrastructure limited has announced a strategic partnership with Wisdom Kwati Smart City Ltd to develop a world-class smart city in Port Harcourt, Rivers State. 

    The new development, named Japaul Kwati Smart City, will span 144 hectares of prime land directly opposite Ignatius University of Education, Iwofe, in the Obio/Akpor Local Government Area.

    This ambitious project is designed to create a self-sustaining urban ecosystem, integrating cutting-edge infrastructure, renewable energy, smart technology, and sustainable living solutions. It aims to reshape Port Harcourt’s urban landscape, drive economic growth, and attract local and foreign investments to the South-South region.

    Nigeria is witnessing a surge in smart city developments, with Abuja and Lagos taking the lead in deploying digital infrastructure, renewable energy systems, and modern housing initiatives. According to the National Bureau of Statistics (NBS), the real estate sector contributed 5.5% to Nigeria’s GDP in Q1 2024, with urban housing demand expected to grow by over 3.9 million units annually. Japaul Kwati Smart City is set to complement these national efforts by introducing an integrated smart urban model in Rivers State.

    Wisdom Kwati, Chairman of Wisdom Kwati Smart City Ltd, echoed this sentiment. “Our partnership with Japaul is founded on a shared commitment to building a smart city that rivals global standards. This project will integrate advanced technology, renewable energy, and green spaces to improve quality of life while supporting entrepreneurship and economic diversification in the region,” he said.

    The development comes at a time when both state and federal authorities are increasing emphasis on structured housing delivery and infrastructure-led urban growth. Although not directly affiliated with government, the promoters of Japaul Kwati Smart City say the project aligns with broader policy directions around planned settlements, technology integration, and private sector participation in closing Nigeria’s housing gap.

    With plans to feature modern residential clusters, tech-driven business districts, renewable power grids, and eco-friendly transit systems, Japaul Kwati Smart City is projected to significantly boost local employment and attract strategic investments over the next decade.

    The project underscores Nigeria’s broader goal of positioning its cities as hubs for innovation, technology, and economic diversification, leveraging private sector partnerships to bridge infrastructure gaps and improve quality of life for citizens.

    Wisdom Kwati Smart City sues Adamawa Mortgage Bank for ₦10b over joint venture dispute

    Abuja-based property development firm Wisdom Kwati Smart City Ltd. has filed a N10bn suit against Adamawa Mortgage Bank Ltd

     The legal action follows alleged breach in a joint venture agreement between the two parties for a 20.5-hectare property development in Sangere Village, Yola South, Adamawa State.

    The joint venture was established to transform the Sangere property into a large-scale residential development with work already underway and over N3.5 billion reportedly invested in the construction of over 200 housing units and estate’s infrastructure. 

    However, tensions arose when Adamawa Mortgage Bank allegedly withdrew from the agreement publicly. 

    In a statement on November 9, 2024, the bank warned prospective investors of the scheme: 

    “This is to inform the general public that Adamawa Mortgage Bank Ltd is not selling its land at Sangere-Wisdom Kwati Smart City. Anyone buying land at the property does so at his own risk. 

    “Take further notice that the bank has withdrawn from the joint venture agreement with Wisdom Kwati Smart City. Thank you. Signed Management.”

    Following the statement, Wisdom Kwati Smart City Ltd, led by Chairman Mr. Wisdom Kwati, filed for an interlocutory and interim injunction. 

    The lawsuit names Adamawa Mortgage Bank Ltd and its Managing Director, Dr. Noris Giscard Stanley, as defendants, alleging breach of contract and reputational harm caused by the bank’s public renouncement.

    On November 14, 2024, the High Court of Justice of Adamawa State issued an interim injunction, temporarily restraining the mortgage Bank from further actions related to the property until a resolution is reached. 

    The court ordered the defendants to respond to the claims and appear before the court within 30 days of receiving the summons.

    The implications of the contract dispute are significant given the stage of the project. According to representatives of Wisdom Kwati Smart City Ltd, the company has invested over ₦3.5 billion in construction and developmental costs  on over 200 buildings under construction at the site, of which over 50 units are at the finishing level of construction and infrastructural development well into the third phase of the company’s five-phase development plan.

    Industry observers suggest that a swift resolution of the dispute would be in the best interests of both parties and their investors, who rely on the stability of the joint venture to secure their investments. 

    The project, originally designed to develop 317 mixed housing units, is already well past its midpoint. 

    Wisdom Kwati Smart City Ltd has expressed commitment to seeing the project through to completion and ensuring that stakeholders are kept informed of any significant developments in the case. 

    Despite the legal steps taken, the real estate company has reportedly made several attempts to resolve the matter through dialogue.

    Wisdom Kwati Smart City, a subsidiary of Wisdom Kwati Group, has unveiled its ambitious plans for the development of a mega city in Karshi, Abuja, aimed at generating over 6 million jobs within the next decade. 

    The project, which is still in its first phase and expected to be completed in 10 years, has the potential to reshape the real estate landscape in Abuja, offering a sustainable, eco-friendly urban environment tailored to the Nigerian middle class.

    With an ongoing housing deficit in Abuja and other parts of the country, projects like Wisdom Kwati Smart City are emerging as vital solutions. The Federal Capital Territory (FCT) is grappling with a shortage of affordable housing, forcing many residents to live in overcrowded areas or commute long distances. 

    The National Bureau of Statistics (NBS) reports that Nigeria currently faces a housing deficit of over 17 million units, with Abuja among the most affected cities.

    Chairman of Wisdom Kwati Group, Wisdom Kwati, spoke on how this project addresses these issues, stating, “Abuja’s housing crisis is a pressing issue, and we are determined to make a difference. Our project will not only offer affordable homes, but also incorporate sustainable building practices that will reduce costs in the long run—making life easier for residents.”

    In alignment with recent policies initiated by Nigeria’s Minister of Works and Housing, David Umahi, which focuses on affordable and mass housing schemes, Wisdom Kwati Smart City draws inspiration from government-led initiatives aimed at closing the housing gap. 

    The Federal Ministry of Works and Housing recently introduced several public-private partnerships designed to promote affordable housing development. These policies resonate with Wisdom Kwati’s vision to create a city that merges quality living with affordability.

    Baba Yakubu Ballah, Chief Operating Officer of Wisdom Kwati Smart City, highlighted the project’s employment potential.

     “Our phased development will open up job opportunities starting with construction and engineering, followed by service industries. The sheer scope of the project is similar to Eko Atlantic in Lagos, but we’ve designed this city with sustainability and affordability as key drivers.”

    On the ongoing discussions with investors to secure over ₦77 billion in funding, he said: “We are still in talks with investors, both local and international, but the interest we’re seeing is encouraging. There’s recognition that this project is both timely and transformative,” Ballah stated.

    Referencing the government’s housing reforms and policies, Kwati noted: “Our project is aligned with the current administration’s vision to improve access to housing. We are committed to supporting the government’s initiatives through innovative real estate solutions that can bridge the gap between demand and supply.”

    The city will boast a range of eco-friendly infrastructure, such as renewable energy sources and water conservation systems, positioning it as a sustainable urban environment. Wisdom Kwati Smart City is expected to attract a wide variety of sectors, including technology, real estate, and green innovation, ensuring that the employment opportunities created are diverse and impactful.
