    ‘Real estate sector will get a lift under Tinubu’

    Experts have tipped the country’s real estate sector to grow with the anticipated GDP growth, buoyed by the reform policies of President Bola Tinubu administration as well as increased investor confidence.

    They identified major reforms expected from the administration, including tax credit initiatives, lower interest lending, unification of foreign exchange rates, and economic growth through higher oil production.

    These reforms, as well as macroeconomic factors, such as interest rate and inflation rate, will have an impact on the real estate sector, they said during a panel session at DETAIL Real Estate Business Series in Lagos  at DCS Place in Lagos.

     It was put together by DETAIL, which the organisers described as the country’s first commercial solicitor firm to specialise in non-courtroom practice.

    With its theme, ‘Unlocking Opportunities: Real Estate Financing for Success’, the session featured Saadiya Aminu, managing director and chief executive officer of Urban Shelter; Tola Akinhanmi, executive & head of Real Estate Finance at Stanbic IBTC; Adetola Nola, chief executive officer of Veritasi Home; and Ereifemi Akeredolu, managing director and chief executive officer of Cardinal Stone Trustees; and moderated by Olawunmi Alade, associate partner at DETAIL.

    Real estate grew at 5.31 per cent in the first quarter, making it Nigeria’s fifth largest contributor to GDP growth in the quarter.

    The sector has the capacity for further growth, the experts said, noting there will likely be a boost in demand for residential asset class following approval by the National Pension Commission (PenCom) for use of Retirement Savings Account (RSA) as equity contribution for mortgages.

    But to drive this growth, they said regulatory reforms as direct financial interventions are required to enhance players in the sector, similar to support given to agriculture and power by the Central Bank of Nigeria (CBN).

    There is need to simplify and remove bottlenecks in processes for owning and transferring ownership of real estate and improving land management systems. This will require amendment of laws and regulations guiding real estate, such as Land Use Act.

    On financing, discussants noted there is a risk of mismatch between duration for real estate projects and financing. They advised there should be a healthy mix of debt and equity financing, as against relying on single financing option for projects.

    Amid the stifling cost of funding real estate projects, the experts said bank loans are better used as bridge financing.

    To promote wellbeing and productivity, experts have spoken on the need to create awareness and increase advocacy on safety in the workplace.

    Safety in the workplace was at the centre of discussion at the Eighth yearly colloquium organised by The Safety Advocates in memory of a safety icon, Dr. Bamisayo Oluwagbemi . 

    The late Oluwagbemi was the first chartered safety practitioner. 

    With its theme,‘Redefining Safety Culture: Institutional and Legal Approach for Safer Workplace’, the event held at Lagos Chamber of Commerce and Industry (LCCI), Ikeja.

    In a keynote address by the Director General of Lagos Safety Commission, Lanre Mojola, he noted redefining safety culture through institutional and legal approaches is a step towards ensuring safety in the workplace.

    “Safety culture is not just about compliance with regulations but  creating an environment where employees are encouraged to report unsafe conditions and near-misses without fear of retaliation.” 

    He mentioned institutional approaches which promote safety as creating a safety committee responsible for identifying potential  hazards and developing strategies to mitigate them.

    “It also involves regular training of employees on how to identify hazards and respond to emergency. Employers should understand that building strong relationships where employees believe they can have honest conversations when safety issues arise and for purposes of feedback contribute to ensuring safety becomes an integral part of the activities in their organisations.”

    Mojola said organisations should adopt approaches to safety that think about incidents before they occur rather than reacting to work-related accidents.

    National Coordinator, and head of Hybrid Group, Dapo Omolade, described the late Oluwagbemi as the foremost health and safety practitioner in Nigeria.

    “We are sending the message out that what Dr. Oluwagbemi stood for was a safe society and to make safety a way of life. Hence, you have approached safety from legal, home, and health perspectives. A lot of people still don’t know a lot about safety and so it is important for everyone to embrace the way of life – safety.”

    The Executive Director, Strategy, and Safety Advocates, Jamiu Badmos, affirmed that Oluwagbemi was the first to be chartered as an Institution of Occupational Safety and Health (ISOH) member who brought safety to the limelight.

    In line with the theme of the event, Badmos noted: “There is a health and safety policy, but today, the law in use is the Factory Act 2004 which is obsolete. “Everywhere in the world, people are transforming their safety policy, hence since 2008, we have been begging the successive government to have operational Health and Safety Act which will put in place leadership commitment.

    “I use this medium to call on the government to quickly have an executive bill on Occupational Health and Safety and let the National Assembly quickly approve it so we don’t lose more lives in Nigeria. Look at our roads and factories, people are dying and when one person dies, you have also killed all the dependents of the person.”

    The CEO, SafetyPlus, Mrs. Dominga Odebunmi stressed that a positive safety culture at a workplace is when workers are enlightened to the point that they can freely report a hazard without fear of victimisation.

    “Workers understand the process of accident prevention and are empowered to stop a potential danger. Hence, having risk awareness, fair and just culture, inclusiveness, management commitment, and accountability are key to embracing positive safety culture,” she said.

    Mayor of Urhoboland and former militant leader, Eshanakpe Israel a.k.a Akpodoro, has condemned the outburst from leader of Niger Delta Volunteer Front (NDVF), Asari Dokubo,  against the military aiding oil theft in the region. 

    Akpodoro, who spoke in Abuja, noted Dokubo goofed in “his reckless outburst against the military and his overview of security of oil and gas facilities in the region.”   

      He said Dokubo is envious of Tantita Security Services, (TSS), Federal Government’s contractor handling security of oil facilities in Niger Delta. 

    The mayor said Dokubo’s remarks should be discountenanced, dismissing  him as a flippant and envious character’’.

    He noted the leader of NDVF was jealous of Chief Government Ekpemukpolo a.k.a Tompolo’s success in execution of the surveillance contract awarded to him by the Federal Government.

    The military, he acknowledged, may have bad eggs who deal in stolen crude, adding such no longer obtains since Tompolo’s firm took over surveillance of the pipelines. 

    Akpodoro  warned Dokubo and his armed youths to desist from making incendiary comments against the military.. 

    The military, he noted, has put in its best in national security and should be commended rather than casting a slur on their image by “charlatans wanting to reap where they sow nothing.” 

    He said Nigerians should support Tomopolo in his drive to rid Niger Delta of sea piracy, oil theft, and sundry crimes in the upstream and downstream oil industry, noting no “amount of emotional blackmail” can derail the efforts of Tantita to exterminate crimes and criminalities in the oil industry.

     He reiterated  his call on the Federal Government to increase the contract sum to aid company be come more effective in the battle against on oil thieves. 

    The ex-militanlt leader urged President Tinubu to dismiss Dokubo, his utterances and disrespect for the military.

    “Since Presidential Amnesty Programme was birthed by the Federal Government, responsible ex-militant leaders surrendered arms and have been championing peace in Niger Delta but ironically, Dokubo still parades  an array of armed men … same man has the gut to accuse the military. Somebody should tell Dokubo he has no moral rectitude to comment on national issues until he disarms his rag-tag armed youths.” he said.

    Former Majority Leader of Enugu State House of Assembly, Ikechukwu Ezeugwu, has sued activist-lawyer, Prof. Chidi Odinkalu, at Enugu State High Court for alleged defamation.

    Ezeugwu, in suit E/360/2023, filed through his counsel, Ike Ozor, is seeking apology and N5 billion from Odinkalu, former Chairman of National Human Rights Commission (NHRC).

    He claimed Odinkalu published his photograph and phone number on Facebook, Twitter and Google and described him in a defamatory way.

    He claimed in the post, Odinkalu said: “Ikechukwu Ezeugwu is leader and dis-honourable member representing Udenu in Enugu State House of Assembly. He is the “sponsor” of this criminal Bill to pay 4 men & their wives N1.25bn of the state’s money annually… Let’s give him #Oxygen. If u want his cell number, pls contact me https://t.co/OFXgFw47Er.”

    He said the publication “carries with it the undertone and potential of inciting Enugu people against the plaintiff, his properties and family members.”

    He added that it “not only misrepresented the true content of the bill but also portrayed him in a negative light, branding the proposed legislation as “wrong, terrible, wicked, sinful, and depraved.”

    He is further seeking “an order directing the defendant to forthwith delete the malicious publication in his Facebook, Twitter and Google walls such that it will no longer pop-up in the Google profile of the plaintiff.

    “An order that the defendant publishes in four national dailies, a public apology to the plaintiff for defamatory publication.”

    Seven hundred poultry farmers in Aiyedoto Poultry Farm Estate in Lagos State have called on President Bola Tinubu-led administration to intervene in the plight of farmers affected by avain influenza (bird flu) in 2021.

    Speaking while receiving over 3,000 point of lay birds donated by Lagos State, President of the farmers, Mr. Saliu Rasheed, said some of their members have died while awaiting compensation, which will strengthen the industry and guarantee jobs.

    He called on Federal Ministry of Finance, Federal Ministry of Agriculture & Rural Development to hasten up the compensation while appealing to Central Bank  to make funds available to help the industry and contribute to gross domestic product.

    Rasheed hailed Lagos State Governor, Babajide Sanwo-Olu, and former Commissioner for Agriculture, Abisola Olusanya, for their support through the donation.

    “This will ensure the beneficiary returns to business and will support growth of their business.”

    A beneficiary, Mrs. Sussanah Okafor, said during the bird flu, many farmers lost their birds, and some  have died while awaiting compensation.

    “Some have locked up the farm, which has contributed to the high rate of unemployment. We are appealing to the Federal Government to hasten up payment of compensation as farmers are finding it extremely difficult.”

    Oyebanji: I’ll not interfere in selection of new Onikogosi

    State Governor Biodun Oyebanji has cautioned kingmakers in his Ikogosi-Ekiti hometown against involving him in the selection process for a new traditional ruler, stressing that he would not be part of the process.

    Instead, the governor urged the kingmakers and chiefs to allow God guide them to select a monarch whose qualities would surpass that of the late Onikogosi, Oba Abiodun Olorunnisola.

    Governor Oyebanji spoke during the funeral of Oba Olorunnisola, at the First Baptist Church, Ikogosi-Ekiti, at the weekend.

    The service was attended by Speaker of the House of Assembly, Adeoye Aribasoye; President, Nigeria Baptist Convention, Rev. (Dr) Israel Akanji, traditional rulers and other prominent people.

    The governor thanked the traditional council for their dedication to the service of their communities, and ensuring peace in their domains. He also thanked them for coming out in large numbers to give their last respect to one of them.

    He said: “Baba’s life was lived in the service of God, humanity and for others. He was a contented man, a shining example to a lot of people beyond his biological children. His was a life of purpose and impacts. When I heard about his demise, the only question I asked myself was ‘where would we start as a people, as a town, because between his coronation and exit, the development in this community has been unprecedented’.

    “My prayer for the kingmakers is that God will guide you in the choice of the next king. What will happen to this community going forward is going to be dependent on your choice and God will guide you.

    “Yes, I am governor, and I hail from this town, but I am not from a royal family, I will not be involved in the choice of who becomes the next king. I said it in the palace and I am saying it again in the house of God, don’t drag me into it, don’t send me text messages, let God guide you to the right thing.”

    Rev. Akanji, who spoke on ‘Inheriting Eternal Life’, called on leaders to stop all forms of brutality against man as he recounted the ordeal of 121 students of Bethel Baptist School, Kaduna, which gulped the church millions of naira as ransom.

    While extolling the virtue of the late monarch, the cleric urged everyone to live righteous and holy life to inherit the kingdom of God.

    Makinde, Oyomesi undecided over new Alaafin

    The wait for a new Alaafin of Oyo may stretch for longer as the Oyomesi is yet to yield to the directive to follow due process in the selection of a new monarch.

    The Nation’s investigation revealed that the Oyomesi is factionalised over the choice of candidate for the throne. While the Basorun Yusuf Ayoola-led faction favours a candidate whose name has been submitted, the other faction is opposed to the process that produced the said candidate.

    Governor Seyi Makinde had rejected the said candidate, who was recommended in a letter to his office seeking his approval. The governor explained that he returned the letter, requesting the Oyomesi to follow due process to avoid needless litigation.

    The Nation also gathered that aside the fact that Governor Makinde received petitions against the recommended candidate, some members of the Oyomesi distanced themselves from his choice and the process that led to his recommendation.

    Rather than revisit the process and ensure participation of all members of Oyomesi, its leadership has shown no interest in doing same. For instance, letters from the government directing them to do things properly are said to have been ignored.

    It was learnt that the leadership of the Oyomesi is not willing to yield, but Makinde, who has been unable to focus on the issue due to election and related issues, stands on his decision that laid down process must be duly followed.

    The Nation also learnt that no divination has been undertaken on the candidates as prescribed by tradition. A total of 65 candidates from the Agunloye ruling house alone were interviewed for the throne.

    The last Alaafin, Oba Lamidi Olayiwola Adeyemi III, joined his ancestors in April 2022, which leaves the Agunloye family as the next ruling house to produce the next Alaafin. But some other ruling houses yet to be included in the gazette are in court, seeking inclusion in the process to produce the next monarch.

    Lagos State has intensified campaigns to eradicate open defecation by 2025, with a plea to residents and visitors to shun the habit.

    The government said the time has come for Nigeria to shed the notorious toga of a country with the second highest incidence of open defecation.

    Permanent Secretary (Environmental Services), Tajudeen Omobolaji-Gaji, spoke at the Clean Nigeria: Use the Toilet Campaign which moved to Aiyetoro Market in Epe Local Government Area, at the weekend. According to him, awareness campaign remains a major driving tool to ensure Lagos is free from defecation.

    Omobolaji-Gaji, who was represented by a Director in the Sanitation Department, Babajide Adeoye, explained that the mandate to eradicate open defecation is embedded in Pillar 1, Goal 2 of the Lagos Resilience Strategy Document.

    He noted the campaign seeks to promote the use of toilets for healthy environment, saying the campaign must be people-centered and community-based.

    “It is my hope that we will meet the goal of eradicating open defecation by 2025,” he added.

    Chairman of Epe Local Government Princess Surah Animashaun urged owners of petrol stations and shopping malls within the metropolis to make their toilet facilities available to passers-by, while admonishing residents to desist from practising open defecation. 

    The chairman, represented by Alhaji Sikiru Owolomoshe, thanked the state government for bringing the initiative to the people of Epe Local Government and Eredo and Ikosi-Ejirin LCDAs. He said the campaign and other initiatives by the government will contribute to the successful eradication of open defecation in their community.

    The letter by ex-Senate spokesperson, Ajibola Basiru, to ex-Minister of Interior, Rauf Aregbesola, warning him against factionalising the party before the 2022 Osun State governorship election has raised dust within the All Progressives Congress (APC).

    Recall that Basiru, while giving account of his stewardship at his campaign office in Osogbo, queried Aregbesola’s loyalty to the party, saying the former minister neither supportted former governor Adegboyega Oyetola’s re-election bid nor President Bola Tinubu’s election.

    Basiru’s warning letter to Aregbesola, titled ‘Position Paper on the state of the party in Osun’, and dated March 8, 2021, warned Aregbesola that factionalising the party would adversely affect it and might ultimately send it out of power.

    The ex-Senate spokesperson, who noted that politics is a marathon and not a sprint, also cautioned Aregbesola against social media and conventional media attacks on the Oyetola-led government, so the party could remain focused and prepare adequately for the coming elections. He equally urged Aregbesola to approach the political processes and developments with some tact and not take ‘drastic steps that may irreversibly lead to possible mutual destruction’.

    The letter reads: “We must remind ourselves that APC Osun is very important and strategic to the composition of the party nationally. One it remains the home of our key leaders – Chief Bisi Akande and Asiwaju Bola Tinubu – who are major players in the party.

    “Secondly, apart from Lagos, Osun would be the launch-pad for the candidature of Asiwaju if eventually the presidency is zoned to the Southwest. It is therefore incumbent on party leaders to narrow down their differences rather than fuel the crisis, so that we can maintain a united force in pursuance of a common goal.

    “A proposition to work on a possible parallel slate will only amount to open declaration of faction. I believe strongly that factionalisation and infighting will adversely affect the party at either side of the divide. We have invested too much to risk putting the party out of power by omission or commission.

    “One of the important lessons I learn from my leaders, including you, is the need for party cohesiveness. The past few weeks and critical introspection based on observable facts have afforded me the opportunity to examine the state of the party, and I wish to state that the problems of the party in the state, whatever it is, cannot be regarded as insurmountable.

    “Whether envisaged or not, the proposition ultimately may set up a process that will have to contend with the apparently known position of the national leadership of the tendency on the congress and 2022 contest. I would not know whether this consequence is desired and desirable.

    “Such a move would lead to unnecessary attacks from within Osun and others outside Osun who may want to cash in on the seeming crisis to undermine Ogbeni’s position.

    “I was shocked that some of our people are planning on defecting to PDP and, in fact, are already holding meetings with them. There is absolutely no reason to have a parallel structure since, to the best of my knowledge, we clearly have no candidate to field for 2022.

    “I believe that without open declaration of open contestation, and the attendant possible acrimony some of our people who are committed to work in their areas will emerge in at their respective wards and local governments. Unnecessary public utterances (either in conventional or social media) should be absolutely avoided even in the face of provocation and unwarranted attack. Such attacks are not effective against a settled popularity and calculated distraction. I think we should approach the political processes and developments tactfully and not to take drastic steps that may irreversibly lead to possible mutual destruction.”

    The letter’s contest has however raised dust in the APC fold as the Elders’ Caucus demanded for a sincere apology from Aregbesola, while the party leadership vowed to deal with the ex-governor for his anti-party activities during elections.

    Meanwhile, former state chairman, Adelowo Adebiyi, who headed the defunct faction ‘The Osun Progressives’ (TOP), Aregebsola’s faction within the APC, said the party should forget old foe and bury the hatchet to wrestle power from the Peoples Democratic Party (PDP) in 2026.

    The Student Loan Bill signed into law by President Bola Ahmed Tinubu will revolutionise access to higher education since students will now be able to access financial aid t further their education.

    Director-General of All Progressives Congress (APC) Professionals’ Council, Seyi Bamigbade, who hailed the president for signing the bill, said the historic move marks a significant turning point in the quest, by Nigerians, for higher education. 

    Bamigbade spoke at the unveiling of the National Image Tuition-free Scholarship Scheme in Abuja, organised in collaboration with the Association of Local Government Areas of Nigeria (ALGON), said the president, by the gesture, has succeeded in enlarging the frontiers for youths to succeed.

    According to him, education is a legacy which allows individuals to access an array of opportunities to make a meaningful livelihood. He urged youths to use the opportunity to build a brighter future for themselves.

    He said: “The president has done barely three weeks in the office and done things that are seemingly impossible, things that have never been done in the history of this country. The interest-free loans for our young ones in the academic institutions have once again demonstrated how much of a youth-friendly leader our president is.

    “We, at National Image, will continue to raise the bar for a larger enrolment of students in the universities, polytechnics and colleges of education in line with the vision of the president.”
