    WinHomes: American investors protest demolition of $250m investment

    A group of American investors gathered in Houston, Texas, to protest the recent demolition of a $250 million Winhomes property in Lagos, Nigeria.

    The protesters, who assembled with placards, called on the Nigerian government to address their concerns over the demolition of their investment.

    The Chief Executive Officer of Winhomes Global Services LTD, Engr. Stella Ifeoma, speaking during the protest, stated: “We are the legal owners of 17.03 hectares of land in Okun Ajah, Eti Osa LGA, Lagos State. As the CEO, I coordinate properties for numerous Nigerians and foreign nationals in the diaspora who have invested in our initiative to promote development in Nigeria and Africa.”

    She explained that the group carried out due diligence before acquiring the demolished property, securing necessary government approvals, including the Governor’s Consent and a Certificate of Occupancy.

    “Furthermore, we obtained a Right of Way clearance from the Lagos State government, confirming that the land is free from all encumbrances and is not within the designated alignment of the Lagos-Calabar Coastal Road,” she added.

    She noted that concerns about the project alignment arose in 2022 but initially did not cause alarm. However, after the appointment of the current Minister of Works, changes were made to the alignment, affecting properties previously considered safe.

    The protesters urged President Bola Tinubu to investigate the matter and ensure transparency in government projects affecting private investments.

    “Mr. President, we call for a thorough investigation into the process that led to these demolitions. Transparency is non-negotiable, and accountability is essential. We must ensure that the rights of investors and citizens are respected.”

    They also requested that affected parties be included in discussions regarding the project and emphasized the need for clear communication from authorities.

    Fundamental to human existence are the basic necessities of food, security, and housing. Among these, shelter stands paramount, as it directly impacts human dignity. The provision of a secure and private living space is essential for individuals and families, offering the comfort and stability necessary for overall well-being and productivity. A reliable shelter serves as a foundation for daily life, enabling individuals to coordinate their activities with confidence and peace of mind.

    A secure and stable home environment is the cornerstone of overall security. A safe, clean, and peaceful living space provides the essential backdrop for individuals to thrive and engage in activities that foster food security and overall well-being. The provision of shelter takes precedence over other basic needs, as even access to nutritious food cannot compensate for the lack of a secure and comfortable living situation. In essence, a stable home life is the bedrock of human security.

    Show me a man who is unsettled and lacks the right state of mind for productivity and innovation, whose family is in disarray, and it becomes clear that housing is a fundamental pillar of stability and progress.

    Housing is so essential globally that the United Nations, in its Sustainable Development Goals (SDGs), identified shelter in Goal 11.1. The UN calls for access to adequate, safe, and affordable housing and basic services for all by 2030, alongside efforts to upgrade slums.

    Reports indicate that as Nigeria faces a housing deficit due to a shortage of affordable homes, millions are being pushed into slums and informal settlements, worsening poverty and inequality. A significant portion of the population lacks basic shelter.

    Ogun State, given its proximity to Lagos and Oyo States, faces an immense demand for housing due to continuous migration and economic expansion. The state’s population in 2024 is projected at 8.2 million, growing from 6,379,500 in 2022, further intensifying the need for additional housing solutions. The state is grappling with a staggering housing deficit of approximately 500,000 units. To tackle the housing deficit, Governor Abiodun’s administration plans to build approximately 10,000 affordable housing units before his tenure ends. This ambitious initiative is part of the state’s efforts to address the housing shortage and provide decent living conditions for its citizens.

    To show the governor’s determination in tackling this challenge, the Prince Dapo Abiodun-led administration has proactively initiated housing projects through the Ogun State Housing Corporation, Ministry of Housing, and Ogun State Property and Investment Corporation (OPIC). These projects span the three senatorial districts of the state, demonstrating the administration’s commitment to resolving the housing deficit.

    Housing Projects Under Governor Abiodun

    The administration has undertaken major housing initiatives, including:

    Prince Court Estate, Idi-Aba, Abeokuta: 750 housing units across Phases 1, 2, and 3.

    Prince Court Estate, Kobape: 527 units along Siun-Sagamu Expressway.

    Prince Court Estate, Sagamu: 200 units.

    Prince Court Estate, Itanrin, Ijebu Ode: 200 units.

    Prince Court Estate, Ilaro: 100 units.

    Gateway Aviation Village, Iperu: 200 units.

    Affordable Housing Policies and Incentives

    Understanding that estate projects are expensive and capital-intensive, the government has implemented various incentives to make housing accessible to the working class. These include:

    Discounted rates for housing units: A downward review of selling prices, such as reducing AAK Degun Estate, Laderin, from N7 million to N5 million.

    Refunds to allottees: Refund of N1.5 million to allottees of AAK Degun Estate.

    Relaxed terms and conditions for housing unit purchases.

    Introduction of a mortgage option: Reduction of interest rates from 18% to 6%.

    Implementation of the “Site and Service Land Scheme”: Facilitating affordable land ownership.

    Budget Allocation to Housing Development

    To further bolster the housing sector, the Ogun State Government has allocated N16.9 billion to housing development in the 2025 budget, distributed as follows:

    N7.5 billion for legacy housing projects.

    N4.5 billion for the Ministry of Housing.

    N4.9 billion for the Housing Corporation. 

    Expanding Housing Opportunities

    In line with Governor Abiodun’s ambitious plans to address housing deficits, the state has also initiated the 200-unit Aviation Village Housing Project in Iperu-Remo. This project aims to provide residential options and support economic activities around the soon-to-be-completed Gateway International Airport.

    Since assuming office in 2019, Governor Abiodun has consistently demonstrated his commitment to providing affordable housing for Ogun State’s workforce and residents. In less than six years, his administration’s housing interventions have received widespread praise, encouraging more people to subscribe to government-backed housing schemes.

    By ensuring that civil servants and the general populace can secure affordable homes, the administration is also addressing concerns about post-retirement stability. This strategic move promotes economic growth, enhances productivity, and fosters responsible citizenship.

    A Legacy for the Future

    Governor Abiodun’s vision for housing development is a testament to his administration’s commitment to the well-being of Ogun State residents. His proactive policies have not only provided homes but also laid a foundation for sustainable urban planning and economic growth.

    As housing continues to be a major challenge across Nigeria, other state governments should take a cue from Ogun State’s model. By expanding housing opportunities and bridging the housing deficit gap, Ogun State is setting the pace for achieving SDG 11.1 well ahead of the 2030 target.

With plans to deliver thousands of affordable housing units in 2025, Omoniyi’s dedication to public service and passion for affordable housing have set a high standard for public servants.

    The Kaduna chapter of the Nigerian Institute of Quantity Surveyors hàs honoured Abba Bello Ingawa.

    This was during its Annual Distinguished Lecture Series and Launching of the Chapter’s 2025 Calendar.   

    The lecture series was meant to celebrate  his legacy of excellence, mentorship, and dedication to the Quantity Surveying profession. It had as theme: “Enhancing the Survival of Quantity Surveying Practice Amid Economic Challenges and Climate Change: Strategies for Resilience, Adaptation and Industry Collaboration for Young Professionals”.

    This year’s event held at the Asa Pyramid Hotel, in Kaduna further strengthened  his influence in shaping the next generation of quantity surveyors while fostering resilience and adaptation in the face of economic and environmental challenges. 

    In attendance were captains of industries, professionals in the building environment, contractors and the public sector.

    President of the Nigerian Institute of Quantity Surveyors, Kene Nzekwe, urged  quantity surveyors to upskill, network and embrace technological innovations  to remain relevant in the face of current economic challenges and climate change. 

     According to Nzekwe, the theme of the lecture series is timely and critical, given the current economic and environmental challenges facing the country. He emphasised the need for quantity surveyors to innovate, collaborate and evolve in order to thrive in the current era of uncertainties, warning that the construction industry is no longer just about traditional cost estimation, but also about sustainability, risk management and climate change.

     The NIQS President also praised the honoree for his achievement in the profession, emphasising that his resilience will no doubt encourage the younger generation of quantity surveyors.

    Chairperson of NIQS Kaduna State Chapter, QS Dr. Bukola Aluko- Olokun FNIQS, described  Ingawa as a “remarkable personality” whose contributions to the field of quantity surveying has been a source of inspiration to many.

    “This special event is dedicated to honouring a remarkable personality, Abba Bello Ingawa, whose contributions to the field of quantity surveying and the development of our profession remains a source of inspiration to us all,” she said.

    Bukola Aluko-Olokun affirmed that the theme of this year’s event was timely and critical, adding that while navigating the economic uncertainties and the pressing realities of climate change, it is imperative that surveyors  equip themselves with the necessary strategies to remain relevant and resilient in the industry.

    Thus, she encouraged participants to actively engage in the discussions, ask thought-provoking questions, network, and take full advantage of the wealth of knowledge that would be shared.

    Ingawa, thanked the NIQS Kaduna State Chapter for the honour.

    Well-wishers and friends hailed him, highlighting his achievements in the field of quantity surveying and showcasing his determination to see the advancement of the profession. 

     The highpoint of the event was the technical session on “Enhancing the Survival of Quantity Surveying Practice Amidst Economic Challenges and Climate Change: Strategies for Resilience, Adaptation, and Industry Collaboration for Young Professionals.” 

    The session provided deep insights into the current economic and environmental uncertainties that impacts the construction industry and, by extension, the practice of quantity surveying.

    Stakeholders in the housing sector, including private developers, investors, financial institutions, and multilateral housing organisations, are set to convene for President Bola Ahmed Tinubu’s Renewed Hope Housing PPP Summit.

    This landmark event aims to unlock the potential of Public-Private Partnerships (PPPs) to accelerate housing delivery and urban development in Nigeria.

    Organizers state that the summit will provide a national platform for dialogue, bringing together government representatives, private sector players, and international development partners.

    It will also explore innovative financing models, regulatory reforms, and investment opportunities to drive large-scale housing development.

    A key outcome of the summit will be a clear policy direction for housing PPPs, aligning with the Renewed Hope Agenda and providing a structured framework for public-private collaboration.

    The event is expected to drive stronger private sector participation in housing development, encouraging engagement from both local and international developers, investors, and financial institutions, leading to new PPP commitments for large-scale housing projects.

    Additionally, the summit will facilitate the signing of MOUs and investment agreements between government agencies, private developers, financiers, and multilateral institutions, paving the way for significant housing investments.

    Discussions will create broader awareness of the Ministry of Housing and Urban Development’s PPP framework, policies, and incentives designed to attract housing investments and identify key barriers to affordable housing delivery, proposing policy recommendations to address them effectively.

    By providing regulatory clarity and enhancing the ease of doing business, the event will improve investor confidence, streamline approval processes, and reduce bureaucratic bottlenecks in housing development. 

    A major boost is expected for the Ministry of Finance Incorporated’s Real Estate Investment Fund (MREIF), as increased participation will unlock new financing avenues for housing projects.

    In addition, the summit will strengthen collaboration between government agencies and private sector players by establishing a dedicated PPP working group to facilitate continuous engagement and monitor progress on agreed action points. Ultimately, the event will catalyze scaling up affordable housing delivery across Nigeria through PPP-driven solutions, ensuring long-term impact in tackling the country’s housing deficit. 

    The event will have Vice President, Senator Kashim Shettima, as the Special Guest of Honour, while Ahmed Musa Dangiwa, Minister of Housing and Urban Development, will deliver the Keynote Address.

    Others expected as special guests include Senator Aminu Waziri Tambuwal, Chairman, the Senate Committee on Housing; Hon. Abdulmumin Jibrin, Chairman, the House Committee on Housing; and Governor AbdulRahman AbdulRazaq, Chairman, Nigerian Governors Forum and Governor of Kwara State. 

    Technical paper presentations will be delivered by industry leaders and policymakers, including Dr. Armstrong Takang, MD/CEO, Ministry of Finance Incorporated, who will speak on investment prospects in housing PPPs; Mrs. Abimbola Asein of the Federal Ministry of Housing and Urban Development, who will outline the Ministry’s PPP strategy and process framework; and Dr. Jobson Oseodion Ewalefoh, Director-General of the Infrastructure Concession Regulatory Commission (ICRC), who will present on the policy framework for PPPs in housing.

    The Nigerian Institution of Estate Surveyors and Valuers (NIESV) has paid its final respects to Elder Olatunde Adegbemile, who passed away on December 25, 2024 at 89.

    A founding member and the 10th Chairman of the Royal Institution of Chartered Surveyors-Nigeria Group, Elder Adegbemile was widely regarded as a visionary leader and a distinguished professional. 

    Alongside his peers, he played a pivotal role in establishing the Institution, which today stands as a pillar of excellence in the profession. 

    Known for his vast knowledge and expertise, he co-founded Adegbemile, Akinlosotu & Co and served as its Managing Partner until his passing.

    NIESV President and Chairman of Council, Victor Alonge, praised Elder Adegbemile’s unwavering dedication, integrity, and commitment to the profession. He highlighted Adegbemile’s exemplary service as Honorary Secretary of the Lagos State Branch, Honorary National Secretary of the Institution, and Chairman of the Estate Surveyors and Valuers Registration Board of Nigeria.

    “His contributions to the growth and progress of the Institution will forever be remembered. He was a beacon of selflessness, integrity, and forthrightness. We are grateful for the life he lived, the service he rendered, and the indelible mark he left on our profession”, Alonge stated.

    Reflecting on his legacy, Alonge added, “Though he has embarked on his final journey, his essence lives on. He leaves behind undeniable legacies—an embodiment of humility, inspiration, and dedication. His life remains a model for all to emulate”.

    Elder Adegbemile dedicated his life to expanding the influence of the estate surveying profession, upholding its highest ideals, and demonstrating a relentless commitment to excellence. Alonge urged members of the Institution to embrace the values Adegbemile embodied and let his legacy inspire future generations.

    To his family and loved ones, he offered words of comfort, affirming that Elder Adegbemile had merely answered the call to eternal glory and now rests in the presence of the Almighty.

    The Chapter President, FCAI Akin Opatola, described Elder Adeghemile as a visionary leader and a pillar of excellence, highlighting his dedication, expertise, and leadership. He emphasized that Elder Adeghemile’s unwavering commitment to excellence and professionalism profoundly impacted the field, inspiring countless individuals and leaving an enduring legacy within the institution.

    His steadfast dedication to integrity, ethics, and best practices served as a guiding light, offering hope and inspiration to many. He mentored numerous professionals, generously sharing his vast knowledge with humility. Always approachable, his counsel was highly regarded, and his influence will continue to shape future generations, motivating them to strive for excellence.

    According to Opatola, Elder Adegbemile was a trailblazer who recognised the profession’s growth potential and worked tirelessly to advance its interests. His contributions were invaluable, and his efforts yielded lasting benefits in many ways.

    “We remember him as a man of wisdom, compassion, and kindness—a loyal friend, a trusted colleague, and a devoted family man. Though his passing leaves an irreplaceable void, his memory will forever remain in our hearts and minds,” Opatola expressed, vowing to uphold the high standards of professionalism that Elder Adegbemile championed.

    Chairman of the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON), Dosu Fatokun, described the late ESV Olatunde Adegbemile as a distinguished professional whose career exemplified the long-advocated model for sustainable growth in the profession. He noted that Adegbemile’s extensive tenure as a partner at the reputable firm of Fox and Company laid a strong foundation for the firm’s eventual indigenization, transitioning into Adegbemile, Agangan, Akinlosotu and Co under his leadership.

    Fatokun highlighted Adegbemile’s reserved nature, emphasising his significant contributions behind the scenes toward the orderly development of the profession through quality counsel and active participation in developmental programs.

    “As the 5th Chairman of ESVARBON, serving from 1990 to 1996, he set an exceptional standard of dedication and professionalism. His tenure was marked by an unwavering commitment that continues to inspire us all. His passing is a profound loss to our profession, and his contributions will always be remembered,” Fatokun stated.

    He further noted that Adegbemile’s leadership was defined by vision and steadfast dedication. His tenure saw a remarkable 110.27per cent increase in the number of registered Estate Surveyors and Valuers, rising from 448 to 942 by 1996. Additionally, he successfully lobbied the supervising Ministry of Works and Housing to release the professional subventions allocated to ESVARBON in the national budget.

    As the Board’s longest-serving Chairman, Adegbemile’s influence extended far beyond his official duties, fostering a culture of integrity and excellence that remains foundational to the profession. Fatokun described him as a mentor who was always willing to share his vast knowledge and experience, with a passion for estate surveying and valuation that was matched only by his dedication to the profession’s growth and evolution.

    Acknowledging the significant milestones achieved under Adegbemile’s leadership, Fatokun reaffirmed the Board’s commitment to preserving his legacy and continuing to shape the profession’s future in his honour.

    A real estate firm, BAMs and City Real Estate has pledged to work with stakeholders to close the housing gap in the country in line with President Bola Tinubu’s Renewed Hope Agenda.

    The organisation said it has partnered with the Petroleum Ecological Fund (PEF) Cooperative Society and the Federal Market Bank to launch the Vista Grove Project—a cutting-edge, eco-friendly estate designed to set new standards in urban living.

    Speaking at the groundbreaking ceremony yesterday in Abuja, the Chief Executive Officer, BAMs and City Real Estate, Engr. Bala Baba, said the company has been providing innovative housing solutions since its inception in 2017.

    “Nigeria faces a 65% housing deficit, especially in cities like Abuja, Lagos, and Port Harcourt. Our goal, in line with President Bola Ahmed Tinubu’s Renewed Hope Agenda, is to work with stakeholders to bridge this gap,” he stated.

    He noted that the project will feature 55 housing units, with completion expected within 18 to 28 months.

    “Beyond this initiative, BAMs and City Real Estate is also set to develop a 10-hectare project in Kiami, in partnership with the Nigerian Immigration Service Cooperative Society and key stakeholders in the aviation sector, including the Nigerian Civil Aviation Authority (NCAA),” he said. 

    He encouraged individuals and stakeholders to take advantage of the affordable housing opportunities, emphasizing that this is just the beginning of a broader effort to redefine homeownership in Nigeria.

    Chief Executive Officer of the Nigerian Midstream and Downstream Petroleum Regulatory Authority (NMDPRA), Farouk Ahmed, stressed that the company is focused on encouraging employees to invest in their future by participating in cooperative ventures related to the real estate projects they’re developing.

    “We are partnering with developers who own land in Abuja, and through their cooperatives, we are giving our staff the chance to subscribe to these developments. This is part of our broader strategy to ensure our employees invest in the future,” he said.

    Managing Director and Co-founder of BAMs and City Real Estate, Mrs. Jamila Musa, highlighted the company’s collaboration with the PEF Cooperative Society and its efforts to create both affordable and luxurious homes for Nigerians.

    “Within the next three years, we should be back here for the commissioning and handover of the houses,” she stated.

    In a groundbreaking initiative aimed at reducing greenhouse gas emissions and promoting sustainable development, Netzence Sustainability Limited has launched a comprehensive training program for staff members of the Environmental Health Council of Nigeria (EHCON) and the Abuja Municipal Area Council (AMAC).

    The training, focused on data collection and utilisation of the innovative CloseCarbon platform, is designed to support the installation and onboarding of banks, hotels, and supermarket chains in Abuja. 

    This initiative marks a significant step towards achieving Nigeria’s Nationally Determined Contributions (NDCs) under the Paris Agreement.

    Businessman wins 21-year legal tussle over property in Ibadan

    An Ibadan businessman, Pelumi Foluwasho Ojo, has won a 21-year  legal tussle on the rightful owner of a property situated at No1, Lebanon Street, Dugbe, Ibadan.

    Justice Muftau A. Adegbola of the Oyo State High Court 4 on Wednesday ruled that the owner of King Zion Ventures Ltd, late (Pastor) Peter Asha failed to present any document to show that the property belongs to him.

    The court dismissed all the claims of the defendants, and granted all reliefs of the claimant (Pelumi Foluwasho Ojo) as the rightful owner of the property on No 1, Lebanon Street, Dugbe Ibadan, where Pelly Foam is situated.

    In 2006, the owner of Pelly Foam, one of the occupants of the said property was attacked by some thugs allegedly loyal to a late political warlord. 

    Pelly Foam went to court to challenge the attack. 

    According to the Court on Wednesday, there are no recital to show that Olubadan ceded the land to the defendant or that indeed it has any link to the land.

    The court dismissed the claim of the defendant that was claiming rightful owner of the property situated at No1 Lebanon Street, Dugbe Ibadan.

    The Court said exhibit ‘Q’ and ‘E’ tendered by the defendant, (King Zion Ventures Ltd.) were not registered. 

    Speaking with journalists after the judgement, one of the Lawyers to the defendant, (Pelumi Foluwasho Ojo) Barrister S.Oyedele Sanni said his client got judgement on the property situated at No 1, Lebanon Street, Dugbe, Ibadan because the documents submitted to court as exhibits by King Zion Ventures Ltd were not registered. “And the exhibits therefore cannot confer titles on any property.

    “On our part, the documents submitted by us as exhibits were registered. We got the documents after the demarcation of the local government which ceded the property to Ibadan North West, where Pelumi Foluwasho Ojo got his documents, which were registered.

    “The Court ruled that Exhibits ‘Q’ and ‘E ‘ which is their own titles were not registered and did not specify where their property was situated. 

    “The court further said that defendant failed to include or present the site plan and recital that indicated that Olubadan gave them the landed property.

    “The court therefore granted all our reliefs that the land belongs to us”, Barrister Sanni said.

    The 4th edition of the annual Motion Summit held in Abuja amidst record participation with the organiser saying the annual capacity building workshop is a divine directive to lift people out of poverty. 

    It had as the theme, “Building capacity for wealth creation”. 

    Speaking in Abuja while welcoming the over 1,000 participants at the 2025 edition, the MD/CEO of Promiseland Estate, Amb.( Dr.) Lawrence Oloche Emmanuel said the annual gathering was beyond an empowerment opportunity.

    The summit began  with a teaching by Dr. David bello, one of the speakers and the CEO of Lucas Jargo Group, on the topic, ‘Social capital development’. 

    He highlighted that the key features of social capital include trust, • social network, reciprocity, norms and values. 

    He summed up his teaching by saying, “Social capital is the ability to connect to people who are willing to help build your career and make you a better person. Your network determines your net worth”.

    CEO Lend Wings Consulting, Dr. Best Green who spoke on Financial Literacy,  said: “It’s not how much money you make, but how much money you keep, how hard it works for you and how many generations you keep it for”. 

    He urged participants to always maintain financial discipline at all times.

     CEO of GOTNI Leadership Centre, Dr. Linus Okorie urged participants to focus on strategy for creating  wealth. “Strategy is the name of the game I have never seen anyone who accomplished greatness who did not master the act of strategy. The act of strategy is stimulated by Clear Vision”.

    He challenged attendees to read highly intellectual books on capacity building.
