  • Lagos real estate firm celebrates 17th anniversary

Lagos real estate firm celebrates 17th anniversary

Efficacy Development PLC, a well-known real estate firm in Lagos, recently celebrated its 17th anniversary.

The event marked a significant milestone, filled with expressions of gratitude and reflections on the company’s journey over the years.

The Managing Director, Dr. Oyeleke Ajiboye, a young yet highly experienced real estate professional with nearly two decades in the industry, spoke about the company’s evolution.

He explained how Efficacy Development PLC transitioned from Efficacy Homes Limited in 2008 to Efficacy Construction Limited in 2015, and finally to Efficacy Development PLC in 2024.

Dr. Ajiboye addressed some of the challenges facing the sector and offered insights on how the government can help overcome them. He highlighted numerous successful projects the company has launched over the past 17 years.

“Over the last 17 years, Efficacy Construction has made a substantial impact on our environment through various projects. We have positively influenced the lives of our employees, clients, and vendors. We have successfully delivered over 6,000 properties, including both land and housing units. It warms my heart to see individuals from diverse backgrounds—young couples, fresh graduates, and retirees—become homeowners through our efforts.

In addition to our real estate initiatives, we have sponsored numerous students and awarded educational scholarships, as well as provided vocational skills training in various fields, including fashion design and hairdressing.

Our commitment extends to our vendors as well; many who began with us supplying materials worth 50,000 Naira have seen their businesses grow to over 50 million Naira and beyond.

We prioritize our employees’ welfare too. We have established a cooperative society that allows them to contribute toward property ownership. For instance, one of our longest-serving staff members, who has been with us for 10 years as of 2020, was awarded a property. We consistently offer financial rewards to acknowledge our employees’ hard work.

“Our impact reaches beyond our workforce; we have also contributed to the educational sector by building schools and providing free classrooms for public schools in our operating areas. Additionally, we have supported renovations at these schools and worked on building community health centers in partnership with NGOs. All of these initiatives have positively affected the communities where we operate, and we are grateful for the progress we have made over the past 17 years.”

Dr. Ajiboye emphasized that real estate can be quite challenging. “We have taken a proactive approach by initiating a comprehensive affordable housing program in 2020. However, we have had to slow down this initiative because, as a private company, we cannot sustain it alone without government support.”

“We have gained valuable insights and are now collaborating with both federal and state governments to enhance and expand this model. Our vision is to ensure many Nigerians have access to housing funds and affordable housing options, even for basic accommodations.”

“Additionally, we are dedicated to improving documentation processes within the real estate sector. We continue to engage with the government to establish legislation that will protect industry practitioners and safeguard the interests of those investing in real estate. As a result of these efforts, Efficacy Construction has transitioned into Efficacy Development PLC.”

“Reflecting on my journey, when I started Efficacy as a fresh graduate after a few years of working experience, one of my primary goals was to enable people to own homes easily. I aimed to make properties affordable, allowing individuals to invest in real estate and enhance their wealth over time. Homeownership is a means to grow assets and multiply wealth, and I am proud to say that this goal has been achieved.”

“I also sought personal financial freedom to support my family. I am pleased to report that I have successfully assisted others in growing their real estate portfolios as well. Over the years, we have transitioned from Efficacy Homes Limited, which we started in 2008, to Efficacy Construction in 2015, and now to Efficacy Development PLC in 2024. I am grateful for the support and loyalty we have experienced throughout this journey.”

Dr. Ajiboye also spoke about the challenges he has faced and what he has learned from them.

“All glory be to God. He has kept us free from scandals and negativity; He has been merciful to us. It’s not because we are exceptionally smart or intelligent, but one principle we learned early in business is to aim small and miss small. What do I mean by that? I learned this principle from a movie called *The Patriot*, starring Mel Gibson. In that movie, he tells his children about a group of soldiers they were to attack, emphasizing the importance of hitting their target. He advised against firing wildly, stating that if you shoot ten times and only hit once, that’s failure. Our goal has been to ensure that whenever we aim, we hit our target.”

“We are careful to ensure that whenever we propose or execute a business venture, we focus on what we need to achieve. Despite this, we have encountered challenges and experienced failures at times. However, our transparency and honesty with our clients have been instrumental in helping us navigate these issues. For example, if we start a project and uncover any inconsistencies or obstacles, we inform our clients that we cannot proceed and that we need to relocate the project. Inflation has also impacted us; when we begin a project and face delays due to various factors, we must adjust our plans accordingly.” Reflecting on the past few days, I feel an overwhelming sense of gratitude. I often find myself saying, “God, thank you.” As I look back at my early pictures, I remember being a young, single man, placing my trust in God as I ventured into a challenging industry. I held on to my faith, and God did not disappoint me.

I recognize the blessings I have received—my family, friends, clients, and especially the first client who believed in me when I started my business. I am grateful for my mentors, my dedicated staff, my wife, and my children.

I sincerely thank God for His kindness and mercy. My heart is truly filled with gratitude” he concluded.

Japaul partners Wisdom Kwati Smart City to launch Japaul Kwati Smart City in Port Harcourt

Japaul infrastructure limited has announced a strategic partnership with Wisdom Kwati Smart City Ltd to develop a world-class smart city in Port Harcourt, Rivers State.

The new development, named Japaul Kwati Smart City, will span 144 hectares of prime land directly opposite Ignatius University of Education, Iwofe, in the Obio/Akpor Local Government Area.

This ambitious project is designed to create a self-sustaining urban ecosystem, integrating cutting-edge infrastructure, renewable energy, smart technology, and sustainable living solutions. It aims to reshape Port Harcourt’s urban landscape, drive economic growth, and attract local and foreign investments to the South-South region.

Nigeria is witnessing a surge in smart city developments, with Abuja and Lagos taking the lead in deploying digital infrastructure, renewable energy systems, and modern housing initiatives. According to the National Bureau of Statistics (NBS), the real estate sector contributed 5.5% to Nigeria’s GDP in Q1 2024, with urban housing demand expected to grow by over 3.9 million units annually. Japaul Kwati Smart City is set to complement these national efforts by introducing an integrated smart urban model in Rivers State.

“We are excited to partner with Wisdom Kwati Smart City Ltd on this transformative project,” said Mr. Jegede Abiodun Paul, Group Managing Director of Japaul infrastructure ltd. “Japaul Kwati Smart City is not just about real estate. It is about creating a thriving hub for innovation, technology, and sustainable living that aligns with the Federal Government’s urban modernization plans. Our vision is to unlock new economic opportunities, create thousands of jobs, and provide world-class amenities for the people of Rivers State and beyond.”

This project will integrate advanced technology, renewable energy, and green spaces to improve quality of life while supporting entrepreneurship and economic diversification in the region,” he said.

The development comes at a time when both state and federal authorities are increasing emphasis on structured housing delivery and infrastructure-led urban growth. Although not directly affiliated with government, the promoters of Japaul Kwati Smart City say the project aligns with broader policy directions around planned settlements, technology integration, and private sector participation in closing Nigeria’s housing gap.

With plans to feature modern residential clusters, tech-driven business districts, renewable power grids, and eco-friendly transit systems, Japaul Kwati Smart City is projected to significantly boost local employment and attract strategic investments over the next decade.

The project underscores Nigeria’s broader goal of positioning its cities as hubs for innovation, technology, and economic diversification, leveraging private sector partnerships to bridge infrastructure gaps and improve quality of life for citizens.

  • Nimi Hills brings smart, well-planned living to Guzape in Abuja

Nimi Hills brings smart, well-planned living to Guzape in Abuja

As Abuja continues to expand, more attention is shifting to Guzape, a once-quiet part of the city that is now one of the fastest-growing areas in the FCT. With ongoing road expansion, rising demand for housing, and new government-backed projects in the pipeline, developers are moving in, and investors are starting to take notice.

One of the latest projects drawing interest is Nimi Hills, a new smart and eco-friendly estate by Wisdom Kwati Smart City. Located in the heart of Guzape, the estate is designed to offer buyers not just land, but a modern, well-planned environment to live, grow, and build a future.

According to data from the National Bureau of Statistics, Abuja’s population has grown by over 60% in less than two decades. With that growth has come rising pressure on housing and infrastructure. The Federal Government, through the Renewed Hope Cities and Estates programme, is working to improve access to affordable homes and expand road networks into areas like Guzape, Karsana and Katampe. These efforts are already opening up more areas for people to settle comfortably outside the crowded city centre.

Chairman of Wisdom Kwati Group, Wisdom Kwati, says the idea behind Nimi Hills is to give people something more valuable than just a plot of land. “Too many estates in Abuja are sold without proper plans or infrastructure. At Nimi Hills, we’re doing things differently. This is a smart estate, we’re talking about clean energy, proper drainage, fibre optic internet, streetlights, and green areas. These are things that matter in today’s world, and they help your investment grow.”

The estate is strategically located with easy access to major roads like the Garki road, Nnamdi Azikiwe Expressway and the  Murtala Mohammed expressway. It’s close enough to town for convenience but far enough to enjoy peace and quiet, something many residents are now looking for.

Baba Ballah Yakubu, CEO of Wisdom Kwati Smart City, says the project is built around planning and sustainability. “We used digital tools to design the layout, making sure there’s order and balance in how people will live, work and relax here. Every section of the estate has a purpose, from residential zones to green parks and business areas. Abuja is changing fast, and people want value for their money. That’s what we’re offering.”

Industry experts have raised concerns in the past about the lack of proper layout in many Abuja estates, with buyers sometimes ending up with land that is either under dispute or not buildable. But Nimi Hills, according to its developers, comes with verified title documents and a clearly mapped-out masterplan.

Zara Kwati, General Manager of the company, believes this is what gives investors peace of mind. “We’ve made sure everything is in order, the documents, the roads, the drainage, the layout. People want to invest where they can see real work being done. Nimi Hills is not just about promises. It’s about showing results on ground.”

The rise of smart estates like Nimi Hills also reflects a bigger shift in how people view land investment. It’s no longer just about owning land, it’s about what you can do with it and how well the place is planned.

As housing demand continues to rise and more young families and professionals look to settle outside the city centre, Guzape  is becoming a go-to location. With projects like Nimi Hills leading the way, the area may soon become one of Abuja’s most sought-after addresses.

FHA commissions 100 housing units in Oyo

The Federal Housing Authority (FHA) on Monday commissioned 100 units of two- and three-bedroom houses at the FHA Estate in Ajoda, Ibadan — the first phase of a 1,000-unit housing project in Oyo State.

Speaking at the event, the Managing Director of FHA, Hon. Oyetunde Ojo, said the project aligns with President Bola Tinubu’s Renewed Hope mandate to provide affordable housing for Nigerians.

“This estate has been abandoned since 2018, sir. We’re here to correct that. This is just the first phase — 900 more units will follow,” he said.

Ojo emphasised inclusivity in future allocations, noting that the informal sector — including traders and artisans — would benefit significantly.

“They often have better cash flow than the formal sector. Nothing stops us from reserving 100 to 150 units for them,” he added, revealing plans for studio apartments tailored to young Nigerians.

The FHA boss assured residents of security and called on the Federal Mortgage Bank to intensify awareness of mortgage options.

Earlier, Engr. Remi Omowaiye, FHA Executive Director of Project Implementation and Chair of the Commissioning Committee, noted that similar housing schemes are underway in 17 other states. “Our next commissioning will be in Abuja this August,” he revealed.

Also speaking, Managing Director of the Federal Mortgage Bank, Alhaji Shehu Usman Osidi, said Nigerians can access housing loans at 6% interest, payable over 30 years.

“It’s open to everyone. You can apply at any of our branches. We maintain zero tolerance for corruption,” he stated.

Mr. Ige Ayeni, representing Greenwood Construction and Equipment Leasing Nigeria Limited, the project’s developer, commended President Tinubu’s commitment to housing.

“This place was once a forest. Today, it brings hope to those who had lost it,” Ayeni said, adding that the estate is open to both public servants and private sector players.

  • Varosi properties unveils smart luxury enclave along Lekki-Epe corridor

Varosi properties unveils smart luxury enclave along Lekki-Epe corridor

Real estate company Varosi Properties has announced the re-launch of Cedar Boulevard, a new master-planned residential and lifestyle enclave located within the Aiyetoro Scheme, directly opposite the under-construction Lekki-Epe International Airport along the Lekki-Epe Expressway.

The project is being described as a fresh chapter in the evolving landscape of Lagos real estate, with its focus on blending modern architecture, wellness-inspired spaces, and future-oriented community planning.

Speaking at a stakeholders forum, Chief Executive Officer of Varosi Properties, Regis Ohia, shared that Cedar Boulevard was born out of a desire to redefine what modern living means for Nigerians.

“Our mission with Cedar Boulevard is simple yet profound. We are building around three core pillars: Legacy, Wellbeing, and Community.

“We want to create an environment that people are proud to pass on to the next generation, that actively promotes health and happiness, and that brings people together in meaningful ways,” he said.

Regis also emphasised that while Cedar Boulevard is conceived as a smart luxury estate, it reflects Varosi Properties’ broader goal of delivering quality homes that remain within reach of many Nigerians.

“We’re very intentional about affordability. We believe sustainable luxury should not be out of touch for working professionals, young families, and diaspora investors looking to secure their future here in Nigeria,” he added.

According to the company’s Chief Operating Officer, Mrs Jenifer Ohia, Cedar Boulevard was carefully designed to introduce a more holistic approach to estate planning in Lagos.

“This project started from asking ourselves a simple question, what does a truly balanced community look like?” she explained.

“That’s why we’ve zoned the estate to dedicate 60% purely for residential use homes, lofts, and shortlet apartments that foster stable living.

“Then we set aside 10% for culture and creativity, so there will be space for things like small museums, art studios, and open-air amphitheatres that keep our shared stories alive.”

She went on to note that another 10% of Cedar Boulevard is earmarked for commercial use, encouraging local businesses and creating jobs within the estate.

“We’ve also dedicated 10% to education and wellness facilities, whether it’s nurseries, learning centres, or boutique wellness spaces.

“Finally, the last 10% is reserved strictly for green open nature, because people deserve parks, gardens, and serene spaces to unwind. All of this ties back to our overriding commitment to deliver quality above all else,” Jennfer said.

For prospective investors, the estate promises a combination of tangible lifestyle and financial advantages.

Maryann Chris Anyabuike, Varosi’s Sales and Marketing Manager, described Cedar Boulevard as “wellness-inspired living at its best, set within an eco-friendly, sustainable environment designed for people who want more than just a house, they want a community of like-minded residents.”

Maryann highlighted the estate’s appeal to savvy investors looking beyond short-term gains.

“This is a future-forward investment. You’re not just buying land or a structure; you’re buying into a vision that appreciates in value and pays dividends in quality of life. Plus, with Varosi, the process is straightforward.

Our properties come with verified titles, so there are no future surprises, and we offer extended payment plans that give buyers the flexibility they need.” she stated.

Cedar Boulevard also represents another step forward for Varosi Properties itself, which over the years has carved a reputation in Lagos and across Nigeria for carefully executed developments that balance design with long-term value.

The company’s mission continues to focus on leveraging technology and thoughtful urban planning to create spaces that are not only visually appealing but also functional and sustainable.

“Our story is still being written,” Regis said. “But with each project like Cedar Boulevard, we are hoping to set new benchmarks for what’s possible in Nigerian real estate, where affordability, smart planning, and sustainability work hand in hand.”

As Lagos continues its rapid growth, driven by infrastructure investments and an increasing demand for modern living spaces, initiatives like Cedar Boulevard are likely to attract attention from both local buyers and diaspora Nigerians seeking stable, quality assets back home.

While the estate is still in its early sales phase, industry observers believe its concept of zoning for culture, wellness, commerce, and green living could set a new tone for what the next generation of residential communities in the region might look like.
